Peter Quincey, Director of Grenadier, comments: “We have focused on water safety in consultation with East Devon District Council – please refer to the Exmouth water sports website for further details. The amends to the design include setting the building back by four metres to allow a more substantial space between the building and the sea wall, and increasing the rigging areas to accommodate additional water sports equipment. To improve the visual appeal of the building further, we have included additional stone cladding and designated more space for planting trees. These additions have resulted in a reduction of 14 parking spaces. Following the submission of our planning application, we are excited to be moving towards a construction phase of the project.”
Grenadier has purchased its fifth commercial development, Paternoster House on North Street, Exeter. The building, which used to be home to Store Twenty One and where Snappy Snaps is located, will be redeveloped to bring life back into the building.
As with all of Grenadier’s projects, a sustainable and environmental approach will be taken.

Grenadier has launched a dedicated consultation website for the proposed water sports centre for Exmouth. The new website – www.watersportscentreexmouth.co.uk – includes information on the proposed scheme, current designs, details on the consultation process and also offers the chance for the community to comment on the proposals via an online feedback form.

In addition to the website, Grenadier are hosting a series of public consultation events to listen to the views of the local community on the proposed water sports centre plans. The events will take place from 9am to 5pm on 21 and 25 October, with a third event taking place from 5pm to 9pm on 1 November. Each of the events will be hosted at Ocean, Queen’s Drive, Exmouth.

Grenadier has published its designs for a new water sports facility for Exmouth, and is encouraging members of the community to participate in a public consultation on the plans.
The proposed not-for-profit scheme, which would provide training and changing facilities alongside an outdoor events space and eateries, is intended to enhance Exmouth’s waterfront, water sports heritage and leisure amenities. Offering immediate beach access, the venue is expected to provide services throughout the year.
We can now confirm we will be hosting a series of events to listen to the views of the local community on the proposed plans, taking place at Ocean, Queen’s Drive, Exmouth.
The community event dates are:
- 9am to 5pm on Saturday 21st October
- 9am to 5pm on Wednesday 25th October
- 5pm to 9pm on Wednesday 1st November

Grenadier has funded the development of Emperor House, the company’s first EPC A+ rated office building located in Exeter Business Park, one of the city’s vibrant business hubs.
For a building to achieve an EPC A+ rating it must have the best insulation, be energy efficient and produce clean energy which will be consumed on site.
Emperor House is a three-storey, fully serviced 22,500 sq ft building featuring a highly insulated cladding system, LED lighting and a roof top solar installation with a capacity of 128kW.
The building also benefits from a resilient data and electrical supply meaning the office can continue operating in a power cut. The Emperor House solar installation alone will generate more than 120,000kWh of electricity, sufficient clean energy to power the equivalent of 40 homes and save 57 tonnes of CO2 each year.
We worked closely with Summerfield Developments, a Somerset-based developer and investor, who developed the office building and secured the pre-let of the scheme.

Emperor House has been let to insurance company, Liverpool Victoria (LV=), who will be relocating from Pynes Hill to the new building in November, ensuring jobs are maintained within the Exeter area.

Outline planning approved for 60,000 sq ft of new offices located at Exeter Business Park
Plans for sustainable office buildings have been given the go ahead at a prime business site situated at Exeter Business Park, following proposals by sustainable property developer Grenadier Estates.
Grenadier’s plans for top-end energy-efficient offices on the two-acre site were approved by Exeter City Council, and the developer is looking at building up to 60,000 sq ft of sustainable Grade A office buildings.
Peter Quincey, Director of Property at Grenadier Estates, said: “All of our developments are built with sustainability at the forefront, and the new site at Exeter Business Park will not be any different. All buildings will meet stringent environmental standards and we will aim to optimise energy efficiency through a fabric first approach combined with renewable technologies.
“The design and specification of the new buildings will consider cradle to grave carbon which looks at the whole building lifecycle stages from construction, use and end of life. We will also be working with Exeter City Futures to reduce the number of people coming to work by car.“
Exeter City Futures is a community interest company that is working in partnership with Exeter City Council to help the city become energy independent and congestion free by 2025, and has been involved in the scheme. CEO and founder Glenn Woodcock said: “Exeter City Futures is proud to work alongside Grenadier Estates, a great example of how we are working with developers to deliver buildings with extremely high levels of performance and energy efficiency in Exeter. This shows how forming partnerships and collaborative projects will help us achieve our energy independence goal.”
Grenadier will shortly be approaching architects for proposals and concept ideas to move the development forward. The news of the approved plans comes after Grenadier Estates announced plans to build a 22,000 sq ft, EPC A rated office building, also within the same business park. The construction of Emperor House has already begun, and will include key energy efficiency features such as a new 128 kW solar array.
Grenadier are pleased to announce that outline planning permission has been granted for its new 60,000 sq ft office development, based on the Exeter Business Park and close to Junction 29 of the M5.
Work will now begin on detailed designs to decide how to make best use of the site. As with all of our developments, we will be striving to create buildings which have the highest level of design integrity and environmental sustainability. The new offices will be built to a minimum EPC rating of A and we intend to target EPC A+ or carbon positive.
The plot of land, currently referred to as Grenadier 29. lies between our current HQ, Oxygen House and EDF Energy’s Exeter office, Gadeon House.

Major local employer LV= set to occupy the modern eco building
Sustainable property developer Grenadier Estates has announced plans to to build an EPC A rated office building after acquiring a site on Exeter Business Park.
To be known as Emperor House, the prominent building will provide more than 22,000 sq ft of accommodation.
Peter Quincey, Director of Property at Grenadier Estates, said: “We will work alongside Summerfield Developments to create the sustainable building, which rekindles a partnership that resulted in the neighbouring Oxygen House, which holds a BREEAM rating of ‘excellent’. We are confident that together we will create a super energy-efficient building that is the hallmark of Grenadier’s portfolio.”
Grenadier has also revealed that the insurance firm LV= will take a lease from September 2017 when the build is complete. The company will move all its employees from Pynes Hill to the new building which ensures that the jobs are maintained within the Exeter area.

The fully serviced, three-storey office building has been designed with two wings and a central circulation core. Key energy efficient features include high levels of air tightness, solar panels and highly efficient gas condensing boilers combined with an efficient air conditioning system. Washrooms with showers and a dedicated cycle park is intended to benefit those who choose to commute by bicycle.

Sustainable property developer Grenadier Estates has revealed its new plans for the future of a listed former school in Exeter. St Margaret’s closed its doors to pupils in 2013 when it became “financially unviable”, but the developer is set to breathe new life into the landmark buildings.
Grenadier’s Director of Property, Peter Quincey, said: “Grenadier is committed to creating visionary homes at St Margaret’s, and we are proud to announce the appointment of a team that will help us realise our vision for this unique site.”
Grenadier has been working closely with the team to ensure the special nature of the Grade II and Grade II* listed buildings will be protected and preserved during the development.
Original planning permission for the derelict St Margaret’s site was agreed in 2014, and revised plans are currently being discussed with planners. Grenadier hopes to secure planning for the final aspects of the design early in 2017, which will create 37 luxury homes on the site.
